Commercial real estate program fills unique need in South Sound

Professionals planning to enter the field of commercial real estate need a solid understanding of the complexities of risk management, business law and property values just as much as they need patience and steely nerve to weather the wild fluctuations of today's volatile markets. University of Washington Tacoma KeyBank Professional Development Center offers the only program in the South Puget Sound that connects participants with developers, brokers, lenders and owners who practice in the field every day.

The award-winning Commercial Real Estate Certificate program begins with a historical review of trends in urban and suburban real estate practices. Taking an interdisciplinary approach, the coursework integrates economics, management, financing and marketing. Students work in teams to develop on-site projects while gaining rigorous training in static analysis, development process, taxation and sales. They become well-versed in the four principal property types and explore issues surrounding existing and improved holdings, as well as special-use properties such as affordable and senior housing, mixed-use and public/private partnerships.

The program is targeted to those currently employed in real estate and experienced professionals from related fields such as architecture, construction, law and planning. Participants who are admitted must also meet certain demographic requirements; professional categories have been identified and, in order to round out project teams, a limited number of applicants from the various professions will be admitted. The program, which begins Dec. 1, is limited to 30 participants admitted on a first-come, first-served basis.

Founding instructors teaching in the program include Layne Alfonso, development market director for GeoEngineers of Seattle; and Terry Fenton, a commercial broker with Coldwell Banker. Also among the large group of instructors is Anthony Gibbons, founding partner of RE-SOLVE, a real estate appraisal company that also provides consultation, mediation and arbitration services.
